Flood damage needs more than a mop

Remove the water. Address what it leaves behind.

Floodwater can carry debris into a building and move beneath flooring, behind walls and into stored belongings. Once visible water is removed, materials may still be wet or unsuitable to keep. A practical cleanup plan considers the source, affected materials, contamination and safe access before choosing equipment or cleaning methods.

Stormwater & outside water entry

Rainwater entering a property may have travelled across contaminated ground or picked up debris. Discuss drainage, entry points and weather conditions alongside the indoor cleanup. Correcting the cause may require another qualified trade.

Plumbing & appliance flooding

Burst pipes, supply-line failures and overflowing fixtures can affect several rooms or levels. Stopping the source safely is important; extraction and drying do not replace plumbing repairs.

Drain backups & wastewater

Water coming up through drains may require a contamination-specific approach to access, cleaning and disposal. Keep children and pets away, and do not run fans through a suspected sewage-affected area.

Before cleanup begins

Keep yourself safe first.

  • Stay out of water near outlets, appliances, wiring or electrical panels. Get qualified help with electrical isolation.
  • Avoid contact with sewage or floodwater from an unknown source. Keep people and pets out of affected rooms.
  • Do not use a household vacuum for liquid water or plug equipment into a wet area.
  • Do not enter a space with sagging ceilings, suspected structural damage, gas odours or other immediate hazards.
  • Take photos only from a safe location. Keep a record of when the flooding began and what areas were affected.

For immediate danger, leave safely and call 911. Restoration assistance does not replace emergency services.

A staged approach

What a flood cleanup plan can involve

  1. 01

Assess the source and affected areas

Review the water history, accessible damage, contamination concerns and site hazards. Water can travel beyond the first visible room, so the assessment may include nearby spaces and concealed-material questions. Agree on access and the initial scope.

  2. 02

    Remove accessible standing water

Use extraction equipment appropriate to the location, depth and conditions. Pumping a deeply flooded basement may require additional assessment, especially when outside water remains high or structural conditions are uncertain. Removal should follow a safe plan.

  3. 03

    Sort contents and affected materials

Discuss what can be moved, cleaned or assessed for recovery. Some porous materials may need controlled removal because of contamination or damage. Photograph and document affected items where safe, and confirm disposal decisions with the relevant parties.

  4. 04

    Clean the affected work area

Select cleaning methods for the contamination and surfaces involved. Where appropriate, treatment follows removal of affected debris and residues; applying a product does not replace cleaning or make every material recoverable.

  5. 05

    Dry and monitor remaining materials

Use dehumidification and air movement as appropriate after contamination concerns are addressed. Moisture readings help assess drying progress and identify areas needing further attention. Surface appearance alone is not a completion criterion.

  6. 06

    Plan repairs and reduce recurrence

Review the condition of remaining materials and the next repair steps. Plumbing, drainage, foundation work or reconstruction may need separate authorization or specialist trades. Address the entry source before assuming that new finishes will solve the problem.

What structural drying looks like

These project photos show air movers and dehumidifiers working alongside opened lower wall sections. Access to affected materials supports drying; moisture checks help determine what still needs attention before repairs begin.

A plan for your property

Homes, shared buildings and commercial spaces

In a home, the priorities may include access to living areas, belongings and concealed moisture under finishes. In a condo or multi-unit building, notify building management because the source and affected areas may cross unit boundaries.

For businesses, tell us about affected stock, machinery, operating areas and access restrictions. Cleanup planning should consider safe separation of the work zone and coordination with the property manager. Availability, timing and any reopening requirements depend on the individual loss.

Know what your estimate covers.

The amount and source of water, contamination, material removal, contents handling and drying duration all affect cost. Ask which equipment, visits, cleaning tasks and disposal arrangements are included, and which repairs are separate.

If you are making an insurance claim, keep your claim number and adjuster’s details available. With your permission, we can discuss the restoration scope and supporting documentation with your insurer. Coverage, deductibles and reimbursement are determined by your policy and insurer—not by the presence of flood damage alone.

Flood cleanup questions

What do flood cleanup services include?

Depending on the loss, cleanup can include assessment, accessible standing-water removal, handling of affected contents, controlled removal of unsuitable materials, cleaning and structural drying. Repairs and reconstruction may be separate. The agreed scope should identify what is included, what needs further investigation and which other trades are required.

What should I do first when my property floods?

Keep people and pets away from the affected area and assess the situation from a safe location. Do not enter water near electrical systems, use wet equipment or touch a panel while standing in water. For immediate danger, leave and call 911. Contact our emergency line once safe to discuss the source, affected rooms and response availability.

Is floodwater always contaminated?

Contamination depends on the source, what the water contacted and how conditions have changed. Water entering from outside or backing up from drains can contain sewage, soil, chemicals or other contaminants. Appearance and smell cannot establish safety. Treat an unknown source cautiously and avoid direct contact until it has been assessed.

Can you clean up flooding outside the basement?

Flood cleanup may involve ground-floor rooms, kitchens, corridors, commercial areas and multiple levels affected by a water release. Water can move through floor assemblies and appear away from its source. Describe all affected spaces when you call so access, equipment and investigation needs can be discussed.

Can flooded carpet, drywall and furniture be saved?

Recovery depends on contamination, material type, condition, duration of exposure and access for cleaning and drying. Some items may be recoverable, while contaminated or damaged porous materials may require removal. Discuss decisions before disposal and document affected belongings for your records and any insurance claim.

How long does flood cleanup take?

Water removal is only one stage. Cleaning, removal, drying, monitoring and repairs each have different requirements. Timing depends on the amount of water, access, materials, contamination and whether the source has been controlled. Ask for a staged plan; a dry-looking floor does not confirm that concealed assemblies are ready for rebuilding.

How much do flood cleanup services cost?

Cost depends on the affected area, water depth, extraction access, contamination, material removal, contents handling and drying needs. Ask for a written scope explaining equipment, labour, monitoring and exclusions. Repairing the cause and rebuilding finishes may be priced separately. An assessment is needed for a meaningful estimate.

Does home insurance cover flood cleanup?

Coverage depends on your policy and the cause of the loss. Overland flooding, sewer backup and a sudden plumbing failure may be treated differently and can involve separate coverage or exclusions. Contact your insurer promptly, record dates and damage where safe, and confirm authorization requirements. Only your insurer can confirm coverage and deductibles.

Should I wait for insurance before stopping further damage?

Do not delay action needed for immediate safety. Contact your insurer as soon as practical to ask about reasonable mitigation, documentation and authorization requirements. Avoid assuming that all work will be reimbursed. Discuss the proposed scope and payment terms with the restoration team before authorizing work.

Can I dry a flooded room with fans?

Fans alone do not remove standing water, resolve contamination or confirm that a structure has dried. Air movement may spread contaminants if used before appropriate cleaning or containment. Electrical conditions also matter. Equipment should be selected and positioned for the loss, with moisture checks guiding progress.

Will flood cleanup prevent mold?

Prompt source control, appropriate cleaning and thorough drying help reduce conditions that support mold, but no blanket guarantee is possible. Existing growth or concealed affected materials may require a separate assessment and remediation scope. Report musty odours, visible spotting or recurring dampness rather than covering the area with new finishes.

Do you help commercial properties after flooding?

Contact us to discuss cleanup for your premises and current availability. Commercial planning may involve access restrictions, affected stock, equipment, neighbouring units and coordination with building management. Safe access and a defined work area come first; reopening depends on the condition of the space and any applicable professional or regulatory requirements.
